Commercial Drywall, Metal Framing & ACT Ceilings in Austin, TX: A Guide for GCs

2 min read

On a commercial build-out in Austin, the framing, drywall, and ceiling trades set the pace for everyone who follows — electricians, painters, flooring crews. Orelius Group Contracting (OGC) self-performs every scope in this sequence, from metal framing through fire caulking, so general contractors get one accountable crew instead of several subs to coordinate. Here's a look at what that work involves.

Metal Framing Built to Spec

Commercial metal framing is the skeleton every other finish depends on. Layouts run on 16" on-center spacing as a baseline, with gauge selected per the project spec rather than a single default — a load-bearing partition and a non-rated interior wall call for different studs. Accurate layout here keeps drywall, doors, and MEP rough-in on schedule downstream.

Fire-Rated Drywall Assemblies

Rated assemblies are one of the most common places a commercial project fails inspection. 5/8" Type X gypsum, correct fire caulking at penetrations, and fire tape applied to UL system requirements are what separate an assembly that reads fine visually from one that actually holds its rating. Getting this right the first time avoids costly rework once inspectors are on site.

FRP, Blocking & Insulation

Wet areas — restrooms, break rooms, kitchens — need FRP panel installation that's sealed correctly at seams and transitions. Wood blocking goes in for fixtures and equipment before walls close up, since it's far cheaper to place blocking during framing than to open a wall later. Batt insulation (R-11, R-13, or R-19 depending on the assembly) is sized to the framing it fills, not applied as an afterthought.

Acoustic Ceiling Systems (ACT)

Exposed grid ACT systems, in standard 2x2 and 2x4 layouts, need level, square grid work before tile ever goes in. A ceiling grid that's slightly out of square is visible from across the room, so this is a trade where the layout step matters as much as the install itself.

HM Door Installation

Hollow metal frame, door, and hardware installation closes out the scope, with perimeter sealing done so the opening is ready for turnover rather than left for a punch-list callback.

Why Self-Performing Every Scope Matters

When framing, insulation, FRP, doors, and fire caulking all run through one crew instead of several separate subs, there's no re-subbing and no coordination gap between trades handing off to each other. For a GC managing a tight schedule, that means one point of contact, one set of documentation, and fewer places for a delay to originate.

OGC is based in Austin, TX and works with general contractors on commercial metal framing, fire-rated drywall, and acoustic ceiling scopes. Reach out through the contact form or call 512-853-1861 to talk through a project.
